The Process for Custom Homes

Our Design / Build Team Offers a Full Range of Services To Accommodate Our Clients Needs.


Welcome Meeting:

We reserve a personal meeting for you with the President, Skip Storm. At that time he will provide A preliminary analysis of your site and recommend the parameters that can be used to plan your new home design. Also, house plan cds and books are available to review as a starting point to custom design your dream home or we can design your home from scratch.

Site Analysis:

At times, there are restrictions related to building on certain lots. Our team specializes in Waterfront properties and Chesapeake Bay Critical Area compliances. We work with our clients regarding zoning issues, all types of variances, perc testing, well and septic, public utilities and the razing of an existing dwelling if need be. FreeState can walk you through all of the processes.

The Design:

Several meetings with Skip Storm are needed to customize your dream home. The plans are refined until we achieve your expectations. When you select a final house plan, a final proposal to construct that home is provided. At this time, we can provide a 3-D walk through of your final plans. Once an agreement has been reached, then we can apply for the building permit. We can still make minor adjustments or changes through out this process.

Preconstruction Meeting:

Prior to the razing and/or building permit being released, you will meet with Skip Storm and Laura George to review your contract and drawings to ensure that we all understand the requirements for your custom home. At that time, a selection sheet will be provided so that you can prepare for selecting the items needed during construction that personalize your home.

Selection Meeting:

The dream home you had in your mind is now about to become real. Now that construction is to begin, Laura George will walk you through the construction phases and the selections that are needed during each phase. Many items such as shingles and siding are selected in our office. For items that need to be selected at outside locations, Laura George will assist you with the location, your contact and what items need to be selected as well as provide suggestions for your design.

During Construction:

We do not ask for a deposit, as each phase of construction is completed a draw request is made for completed work. County inspections are obtained as needed. After the home is framed up, one of our supervisors will meet you on site to walk through the home and ensure your satisfaction. A meeting with our electrician will also be scheduled prior to starting the electrical rough in. During all phases, our team is available to answer any questions and advise you as needed. Our door is always open.

Move In:

Your dream home is complete, now it’s time to walk through with one of our supervisors to confirm that we have achieved your goal. Often there are a few items that may still need Attention. These are referred to as Punch Out Items. We will do our best to have these items completed prior to your move in date. FreeState provides you with a one year warranty on your home. Again, one of our supervisors will walk through the home with you at the one year mark. We also offer extended warranty plans through 2 to 10 Home Warranty for those homeowners that wish to purchase an extended warranty.
